HMO room tenancy agreement template

An HMO room tenancy agreement lets one room in a shared house to one tenant on an assured periodic tenancy in England, with the use of the shared kitchen, bathrooms and living areas. It covers the rent and bills, the deposit, the house rules, fire safety, the manager's details and the written information the law requires, with a room schedule at the end. A letting agent or landlord sends one for every room let, with the tenant, the room and the rent changing each time.

The rules it usually needs

Written in plain English when the template is set up.

  • The AI decides from the paperwork

“Include the shared-area cleaner, overnight guest limit, fair-use energy limit, HMO licence and smoking terms only where the paperwork says they apply.”

The offer email set a fortnightly cleaner, a 3-night guest limit, an energy limit and no smoking, and the licence summary gave the licence, so all were included.

  • One of several wordings

“Say which bills the rent includes, or which it does not.”

The rent includes council tax, energy, water and broadband, so the bills-included wording was used.

  • One of several wordings

“Use the no-deposit wording or the full deposit clause.”

A £720 deposit was taken, so the deposit clause was used with its scheme.

  • The AI decides from the paperwork

“Include the agreed pet clause only if a pet has already been agreed.”

The offer said no pets, so it was left out.

Questions people ask

Does each tenant in an HMO need their own tenancy?

This agreement gives each tenant their own tenancy of their room, with use of the shared areas. Each tenant is responsible only for their own rent.

Is an HMO room let an assured periodic tenancy?

In England, from 1 May 2026, new private tenancies, including room lets in shared houses where the landlord does not live, are assured periodic tenancies with no fixed term.

Can the rent include bills?

Yes. The agreement says which bills are included and can set a fair-use limit on energy.

What must an HMO landlord display?

The manager's name, address and phone number must be displayed in a prominent place in the house, and the fire safety measures must be in working order.

How much notice does a tenant give?

At least two months' written notice, which is the most a landlord can require. A shorter period can be agreed in writing.
