Occupation contract written statement (Wales, periodic) template

An occupation contract is the written statement a landlord in Wales must give a contract-holder, setting out the terms of the let. This version is the Welsh Government's model written statement for a periodic standard contract, one that runs from week to week or month to month with no fixed end date. It has a short key matters page with the parties, the rent, the deposit and the occupation date, followed by the fundamental and supplementary terms of the Renting Homes (Wales) Act 2016. It is completed for every Welsh let, with the people, the dwelling and the rent changing each time.

Questions people ask

What is an occupation contract in Wales?

It is the agreement that replaced tenancies and licences for most rented homes in Wales under the Renting Homes (Wales) Act 2016. The landlord must give the contract-holder a written statement of it.

When must the landlord give the written statement?

Within 14 days of the occupation date, the day the contract-holder is entitled to move in. If it is late, the landlord may have to pay compensation of a day's rent for each day, up to two months' rent.

What is a periodic standard contract?

It is a contract with no fixed end date that runs from period to period, usually week to week or month to month, until one side ends it in the way the Act allows.

Do Welsh landlords have to register?

Yes. Landlords of homes in Wales must register with Rent Smart Wales, and landlords who manage or let property need a licence. The numbers appear on the key matters page.

Can I use my own occupation contract?

Yes. Upload your own Word or PDF version and DocuWeave turns it into a template in your wording, with the same kind of rules and the same filling from paperwork.
