Tenancy agreement template

A tenancy agreement sets out the terms on which a landlord lets a home to a tenant, and in England it now has to include the written information the law requires before an assured periodic tenancy is agreed. Since 1 May 2026 new private tenancies in England are assured periodic tenancies with no fixed term, so the agreement runs from one rent period to the next. A letting agent sends one for every new let, with the tenants, the property, the rent, the deposit and the documents given changing each time.

The rules it usually needs

Written in plain English when the template is set up.

  • The AI decides from the paperwork

“Include the agreed pet clause only if a pet has already been agreed before signing.”

The landlord's email agreed to the tenants' cat, Pepper, so the clause was included with her condition about the cat flap, with that reason shown.

  • The AI decides from the paperwork

“Include the agent's details only if an agent manages the tenancy and has agreed to be named.”

The offer email said Harper & Lane LLP manages the property, so the agent's details and role were included.

  • The AI decides from the paperwork

“Include the garden, smoking, appliance, gas safety and furniture fire safety terms only where the paperwork says they apply.”

The paperwork mentioned a rear garden, no smoking, the landlord's appliances, a gas boiler and supplied furniture, so all five were included.

  • One of several wordings

“Use the no-deposit wording or the deposit clause, depending on whether a deposit is taken.”

A £1,325 deposit was taken, so the full deposit clause was used, with the scheme and its type.

  • One of several wordings

“Say either that no bills are included in the rent, or which bills are.”

No bills were included, so the agreement tells the tenants to arrange them all.

  • Once for each item

“Give each tenant their own signature line.”

Two joint tenants, so two signature lines.

Questions people ask

Can I still use an assured shorthold tenancy agreement in England?

No. From 1 May 2026 private tenancies in England became assured periodic tenancies. They have no fixed term and continue from one rent period to the next.

How much notice does a tenant have to give?

This agreement asks for at least two months' written notice, which is the most a landlord can require. A shorter period can be agreed in writing.

Can a landlord refuse a pet?

A landlord cannot unreasonably refuse a tenant's written request to keep a pet, and must reply in writing. If a pet has already been agreed, this agreement names it.

How often can the rent go up?

Under this agreement the rent can rise only through the statutory notice process (Form 4A), no more than once a year and not until 52 weeks after the tenancy starts. The landlord and tenant can agree in writing to lower it at any time.

How much rent can be taken in advance?

No rent can be taken before the agreement is signed. After signing and before the tenancy starts, the landlord can take only the first month's rent for monthly rent, or no more than 28 days' rent for weekly rent.
